Tranavogur

Location. The project is located in a recently re-zoned area within the Reykjavik area. It was previously a light industrial area, now being converted to residential.

Existing Site. The existing one story industrial buildings are to be demolished , The building sits on two merged lots, with one of the lots being corner lot with views over a river, the ocean and a natural preservation area.

Building. The building sets back as it goes away from the east side, the waterside in order to create exceptional terraces for the top units. The building aims to maximize the 4 story allowable zoning restrictions, but due to the slope of the site, the apartment units as program blocks needs to be moved from the less suitable ground floor level to the upper levels, at the same time creating private terraces with views over to the ocean. The exterior shell is an exposed concrete enclosure, creating a heavy, rough mass  that is then cut into with full height glazed openings.
